Duties Required by All Agents
These are the duties of all agents to ALL parties in a transaction.
Provide brokerage services to you fairly and honestly.
Exercise reasonable skill and care in providing brokerage services to you.
Provide you with accurate information about market conditions within a reasonable time if you request it, unless disclosure of the information is prohibited by law.
Disclose to you in writing certain Material Adverse Facts about a property, unless disclosure of the information is prohibited by law.
The duty to protect your confidentiality. Unless the law requires it, the firm and its agents will not disclose your confidential information or the confidential information of other parties.
Safeguard trust funds and other property, the firm or its agents holds.
The duty, when negotiating, to present contract proposals in an objective and unbiased manner and disclose the advantages and disadvantages of the proposals.
Non Discrimination
Buyer and the firm and its agents agree that they will not discriminate based on race, color, sex, sexual orientation as defined in Wisconsin Statutes 111.32(13m), disability, religion, national origin, martial status, lawful source of income, age, ancestry, family status, status as a victim of domestic abuse, sexual assault, or stalking, or in any other unlawful manner.
Wire Fraud Warning!
Wire Fraud is a real and serious risk. Never trust wiring instructions sent via email. Funds wired to a fraudulent account are often impossible to recover. Do not initiate any wire transfer until you confirm wiring instructions in person or by calling a verified number of the entity involved in the transfer of funds.
